FJORD Multifunctional Residential Complex

FJORD is a mixed-use residential complex in Pechersk, Kyiv, at 8 Viiskovyi Proizd, built on a former industrial site. All of its conceptual solutions grow from one idea — “meaning in every breath”: a small big world in which every resident is surrounded by individual architectural solutions.

There are no standard floors, windows, balconies or loggias: panoramic glazing alternates with more conventional windows with sills, and the terracing of the sections turns a flat into a house with a garden. In the low-rise sections, the firm designed small club houses for 20 families each, so that neighbourly ties can form even in a big city.

The landscaping works on several levels. The complex is open to the city: the project revitalises part of a former industrial zone, and public spaces open to all Kyiv residents are taking its place. Inside is a closed kinetic courtyard where residents interact with landscape features, light and sound. The playgrounds have been moved from the quiet courtyard to the sunniest, park-facing side, where cascades in the terrain separate them by age group. There is also a public park with a playground and a recreation area for residents and visitors, and an integrated kindergarten with its own landscaped park and play areas.

The highlight of the complex will be the ART-floor — a space unique for Kyiv, with sculptures, light, glass bridges, swings, a café and a restaurant. It is a meeting point of contrasts and an example of what a mixed-use complex can be in Ukraine.
