Urban planning
Urban planning at AIMM is work on a territory before individual buildings appear: a masterplan for a block or district, a functional and spatial concept, and pre-design proposals for a site intended for comprehensive development or regeneration. This stage decides where buildings, streets and public spaces go and how the new area connects to the city's transport, engineering and natural systems.
AIMM works with territories of different scale, from a block of a few hectares to a 100-hectare industrial zone being turned into an urban district. Projects include a 62.5-hectare cottage town near Kyiv and a 44.9-hectare private complex on the Atlantic coast.
What territorial planning includes
The scope depends on the task. It usually covers:
- a masterplan as a development concept for the territory: placement of uses and buildings, the street network, public spaces and landscaping;
- a functional and spatial concept for a district or block, tied to the city's transport, engineering and natural systems;
- pre-design proposals for a site: analysis of planning constraints, development options (usually three), a master plan layout and a transport and pedestrian diagram;
- regeneration concepts that turn industrial land into residential and public uses;
- an urban planning calculation: what can be built on a site, and how much.
Urban planning calculation
An urban planning calculation shows what can be built on a particular site, and how much: the building footprint, number of storeys and height, site coverage, population density for housing, and setbacks from red lines and neighbouring buildings. The proposal is checked against local planning documentation and the site's constraints: protection zones around heritage sites and utility networks, and the boundaries of historic areas.
Since 1 January 2019 the calculation is no longer submitted to obtain urban planning conditions and restrictions for a site: that paragraph of Article 29 of the Law of Ukraine on Regulation of Urban Planning Activities has lapsed, and the list of application documents is exhaustive.
It is no longer a required document, but it remains a practical first step: before the concept stage it shows whether the brief fits the site's parameters, how much floor area can be achieved and how many storeys to plan for. These figures then feed into the pre-design proposals and the masterplan.

- OMRIYANE CITY, Bilohorodka — a 62.5-hectare cottage town, 1 to 7 storeys;
- Domini village, Dominican Republic — a 44.9-hectare private complex with villas and a hotel;
- CentralPark, Uzhhorod — a 13.4-hectare eco-district built on the “city within a city” idea;
- ONOKY, Orikhovytsia near Uzhhorod — a 10.7-hectare residential quarter;
- Mariupol waterfront — 20 hectares and 3 km of embankment; AIMM was among the three prize-winners of the international competition;
- industrial zone regeneration — 100 hectares being turned into a residential and public district.
