Architectural supervision

The author of the project checks that construction work follows the approved design documentation. Under the Procedure for Author’s Supervision approved by Cabinet of Ministers Resolution No. 903, supervision is carried out by the architect who authored the project, other members of the team that prepared the approved design or authorised persons; from them the general designer forms the supervision team. The team records deviations in the supervision log, with recommendations and deadlines for correcting them; if the contractor refuses to correct them, the designer notifies the client and the state architectural and construction control authority in writing. Architectural support

This is not a term from the Procedure but AIMM’s own service format. During construction, technologies, materials, equipment or the budget change, and the firm adapts its solutions so that the building stays true to the design intent — from the architecture and engineering to interiors, landscape, lighting and wayfinding. Why combine them

Supervision records deviations from the design; support helps make new decisions when conditions change. Together they cover both checking compliance with the design and adapting decisions to change, which helps preserve the design intent.

Technical supervision

Technical supervision is a separate check of the quality and quantity of work, arranged by the client. On buildings in consequence classes CC2 and CC3 it may not be carried out by employees of design and construction firms working on that building (paragraph 4 of the Procedure for Technical Supervision, approved by the same Resolution No. 903). AIMM also provides technical supervision where the regulations allow it; on its own CC2 and CC3 buildings the firm provides architectural supervision only.
