When each discipline lives in its own set of drawings, the clashes between them are found by the builder rather than the architect. A duct runs through a beam, services will not fit the ceiling void — and every such discovery on site costs money and time.
BIM modeling holds every decision in one database, where a change carries itself through all the drawings. What goes into the model is not only geometry but data about each element. For a client the question is not technical but financial: how many mistakes were found before construction began.

Concept

The model gives quantities and preliminary economics before any working drawings exist. The cost of a decision is visible while it is still cheap to change, and options are compared on identical data. More on this stage: architectural concept.

Stage 02

Schematic design

The volumetric and spatial structure is tested for feasibility. The model already carries data, so planning and principal structural decisions are checked against each other rather than reconciled through drawings. What the stage covers: schematic design.

Stage 04

Construction documentation
