An office building project with public spaces in Lower Manhattan. The project site is located in the fashionable Meatpacking District, adjacent to the historic Gansevoort Market area. The site is subject to a number of urban planning constraints, including waterfront zoning restrictions, planning regulations of the M1-5 manufacturing zone, and flood zone limitations related to the Hudson River. In addition, the area falls under New York City’s Waterfront Revitalization Program.
Currently, the project site is fully occupied by a two-story warehouse building dating back to the late 1940s. The building is almost entirely used as cold-storage facilities for meat products by various tenants.
The project proposes to retain the existing commercial function and integrate it with public uses. As a result, the functional program of the new building will include production spaces, offices, restaurants, as well as an art gallery, a theater, and a public library. A pedestrian connection is also planned between the building’s podium level and the popular High Line park located nearby.
